~ Mortgage /Foundation Inspections ~
These are typically used by title companies and mortgage lenders to obtain proof that the major improvements on the property are free of possible encroachments onto neighboring properties or into recorded easements. Also known as Foundation Endorsements and Setback Verifications. Foundation Inspections do not establish property corners or property lines and may not be used for building purposes. Any possible encroachment would need to be verified by a licensed Land Surveyor. This does not constitute a boundary survey and is subject to any inaccuracies that a subsequent boundary survey may disclose. No property corners will be set and it should not be used or relied upon for the establishment of any fence, structure or other improvement. No warranty of any kind is extended therein to the present or future owner or occupant.

~ Construction Progress Reports ~
These inspections, used by financial lenders, are to note progression of new construction, rehabs and/or remodel status which informs them of the current construction phase. This type of inspection is generally a requirement when monies are borrowed to ensure financial integrity. Photos or video available. Also known as Draw Inspections.

~ Property Condition Report ~
A visual, exterior inspection for occupancy verification per Client instruction and/or Investor/Insurer guidelines, with a property description and no interior access. Condition of property and structure, land, and surroundings also provided. The inspection can be performed at the frequency requested by the Client.

~ Foreclosure Inspection~
Similar to a Property Condition report, however condition of interior may sometimes be requested. Condition of property and structure, land, and surroundings also provided. The inspection can be performed at the frequency requested by the Client.

~ Bankruptcy Property Inspection ~
A visual, exterior inspection for occupancy verification per Client instruction and/or Investor/Insurer guidelines, with a property description, no interior access, and no contact made with the mortgagor, property occupant, or third parties.

~ Drive-by Inspections ~
Pictures provided of front of home and both directions from the street. Confirmation on address and notes on anything that seems out of the ordinary. We also provide any real estate/sale information that is posted on site.

~ Monthly Interior Inspections on Vacant and Secure Properties ~
Interior monthly inspections on vacant and lockbox-secured properties. We will provide information based on a visual "walk-through". The main emphasis and purpose of the interior inspection is to alert the client to any visible damages or situations that, if not addressed immediately, could lead to damages or the issuance of a citation by the city.

~ Property / Rental Inspections ~
Whether you're a property-owner or a tenant, it is vital to have records of what condition a piece of property is in before and after a lease agreement is signed or has expired. We can be hired by one party or the other, and occasionally the cost can be split between all parties involved. We will take as many photos and/or video requested and store them on a DVD for all parties involved. We will be available for any deliberation in the unfortunate need of potential legal action.

~ Quality Control ~
QC inspections, commonly referred to as Mystery Shops, are used by a wide variety of small business owners. A third party report is created and customized based on your specific needs and concerns  and is used to help ensure you that your customers are being taken care of to your set standards. These reports provide accurate and dependable information that assists in managing the quality of products and services within your company.

~ Field Inspection to Verify Occupancy ~
Contact inspection for occupancy with no interior access and two attempts to verify the names of the property occupants. We will check with neighbors, review the name on the utility account, and check local phone books for listings if contact is not made with the occupant. These services can be utilized for eviction proceedings or quality control on origination.
